These Terms of Use govern your access to and use of hubrealty.com (the "Site"), operated by Hub Realty Associates LLC ("Hub Realty," "we," "us," or "our"). By using the Site you agree to these Terms.

1. Acceptance of Terms

By accessing or using the Site you agree to be bound by these Terms and by our Privacy Policy. If you do not agree, do not use the Site.

2. Site Is Informational Only

The Site provides general information about the apartment communities Hub Realty manages. Nothing on the Site constitutes a binding offer to lease, a contract, or a guarantee of any unit, price, or amenity. A lease is created only by a written, signed agreement between you and the applicable property owner.

3. Listings, Pricing, Availability, and Amenities

Rental rates displayed on the Site are starting prices and are subject to change without notice based on unit selection, lease term, market conditions, promotions, and availability. Square footage figures are approximate. Photographs are representative of community-style finishes and may not depict the specific unit you may lease; individual units vary. Amenities, building features, and floor-plan availability are subject to change. We make reasonable efforts to keep listings current but do not warrant their accuracy or completeness.

4. Applications and Tenancies

When you click an "Apply" link you may be redirected to a third-party application platform operated by our property-management vendor. Your submissions on that platform are subject to the vendor's terms and privacy practices in addition to ours. Application approval is subject to credit, income, rental-history, and background review. Submission of an application does not guarantee approval or the availability of a specific unit.

5. Intellectual Property

All content on the Site — including text, graphics, logos, photographs, floor plans, icons, and the overall design — is owned by or licensed to Hub Realty Associates LLC and is protected by U.S. and international copyright, trademark, and other intellectual-property laws. You may view and print pages for personal, non-commercial use only. You may not copy, reproduce, republish, redistribute, scrape, or use any content for commercial purposes without our prior written consent.

"Hub Realty," "Hub Realty Associates," the gold Hub Realty wordmark, and the community names are trademarks of Hub Realty Associates LLC. Other names and marks belong to their respective owners.

6. Permitted Use

You agree not to:

• Use the Site in any way that violates applicable law
• Attempt to gain unauthorized access to any part of the Site, our servers, or any connected system
• Interfere with or disrupt the Site or its underlying infrastructure
• Scrape, harvest, or copy data from the Site by automated means without written permission
• Submit false or misleading information through any form on the Site
• Upload or transmit malware, viruses, or other harmful code

7. Third-Party Links and Services

The Site contains links to third-party websites and embedded third-party content (including Google Maps, YouTube videos, and our application/payment vendor). We are not responsible for the content, terms, or privacy practices of any third party. Use of those services is at your own risk and subject to the third party's terms.

8. Disclaimer of Warranties

The Site and all content are provided "as is" and "as available" without warranties of any kind, whether express or implied, including warranties of merchantability, fitness for a particular purpose, accuracy, non-infringement, or uninterrupted operation. We do not warrant that the Site will be error-free or that defects will be corrected.

9. Limitation of Liability

To the fullest extent permitted by law, Hub Realty Associates LLC, its members, employees, agents, and affiliates shall not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages arising out of or in connection with your use of, or inability to use, the Site — including loss of profits, data, use, or goodwill — even if we have been advised of the possibility of such damages. Our aggregate liability for any direct claim arising from your use of the Site shall not exceed one hundred U.S. dollars (US$100). Some jurisdictions do not allow certain limitations; in those jurisdictions our liability is limited to the maximum extent permitted by law.

10. Indemnification

You agree to indemnify, defend, and hold harmless Hub Realty Associates LLC and its members, employees, and agents from and against any claims, damages, losses, liabilities, costs, and expenses (including reasonable attorneys' fees) arising out of or related to your use of the Site, your breach of these Terms, or your violation of any law or the rights of any third party.

11. Governing Law and Venue

These Terms are governed by the laws of the State of Connecticut, without regard to its conflict-of-laws principles. Any legal action arising from these Terms or your use of the Site shall be brought exclusively in the state or federal courts located in Fairfield County, Connecticut, and you consent to the personal jurisdiction of those courts. (Cooper: confirm Connecticut governing law with counsel; alternative is the state in which the dispute arises.)

12. Changes to These Terms

We may revise these Terms at any time by updating this page. The "Effective" and "Last updated" dates at the top reflect the most recent revision. Your continued use of the Site after a change constitutes acceptance of the revised Terms.
