Hub Realty Associates LLC ("Hub Realty," "we," "us," or "our") respects your privacy. This policy explains what personal information we collect when you visit hubrealty.com, how we use it, and the choices you have about it.
1. Information We Collect
We collect the following categories of personal information:
Contact Form Submissions
- Name
- Email address
- Phone number (optional)
- Community of interest
- The contents of your message
Rental Application Data
- When you click "Apply" you are redirected to our property-management vendor (Buildium). Information you submit on the Buildium platform — including identification, employment, rental history, and other application details — is governed by Buildium's privacy practices in addition to ours.
Automatically Collected Technical Information
- IP address
- Browser type and version, operating system, device type
- Referring URL and pages visited on our site
- Date and time of access
2. How We Collect It
Personal information is collected when you (a) submit a contact form, (b) click an Apply link and complete an application through our vendor, (c) email or phone us using contact details listed on the site, or (d) simply browse the site, which generates server access logs and may set cookies as described below.
3. How We Use Information
- To respond to your inquiries and provide information about our communities
- To process and evaluate rental applications
- To communicate with you about availability, tours, leases, and resident matters
- To operate, secure, and improve the website
- To comply with legal obligations
We do not sell your personal information. We do not use your data for cross-context behavioral advertising.
4. Who We Share Information With
We share information only with the following categories of recipients, and only as needed to operate our business:
- Hub Realty staff and on-site leasing teams — to respond to your inquiry or service your tenancy.
- Buildium (our property-management software vendor) — for rental applications, lease management, and resident payments.
- Email and hosting providers — to deliver our communications and serve the website.
- Professional advisors (legal, accounting) — when required for compliance.
- Government or law-enforcement bodies — only when required by law, court order, or subpoena.
We do not sell or rent your personal information to third parties.
5. Cookies and Similar Technologies
We use a small number of cookies and embedded third-party content:
- Cookie consent cookie (first-party, hubr_consent) — stores your cookie preferences for 365 days so the banner does not reappear after you have made a choice.
- Google Fonts — our typefaces (Cormorant Garamond and Outfit) load from Google Fonts. Google may log the IP address of requests. No cookies are set.
- Google Maps embed — community pages include an embedded Google map of the leasing office location. When loaded, Google may set cookies governed by Google's privacy practices.
- YouTube — aerial property videos load from YouTube's privacy-enhanced youtube-nocookie.com endpoint and do not set cookies until you click play.
You can manage cookies through your browser settings. If you reject non-essential cookies via our consent banner, only the essential consent cookie above will be set; embedded Google Maps may still set cookies if you load a page that contains a map.
6. Data Retention
We retain contact-form submissions and application data for as long as needed to respond to your inquiry, evaluate your application, manage your tenancy if applicable, and meet legal record-keeping requirements (typically up to seven years after the end of a tenancy in most jurisdictions). Server access logs are retained for a shorter rolling window for security and diagnostic purposes.
7. Your Privacy Rights
Subject to your jurisdiction, you may have the right to:
- Access the personal information we hold about you
- Request correction of inaccurate information
- Request deletion of your information
- Obtain a portable copy of your information
- Object to or restrict certain processing
- Opt out of the sale or sharing of personal information (we do not sell)
- Designate an authorized agent to exercise these rights on your behalf
To exercise any of these rights, contact us using the information in Section 14 below. We will respond within the time required by applicable law. We will not discriminate against you for exercising a privacy right.

Residents of Connecticut have rights under the Connecticut Data Privacy Act (CTDPA) substantially similar to those described in Sections 7 and 8 above, including the right to access, correct, delete, and obtain a portable copy of personal data, and to opt out of targeted advertising, sale, or profiling. You may also appeal a refusal to act on a request. To exercise these rights, use the contact information in Section 14.
10. New York Residents
New York residents are afforded rights under applicable state law, including the SHIELD Act's data-security requirements and any rights that may apply under prospective comprehensive privacy legislation. We provide access, correction, and deletion options on request as described above.
11. Children's Privacy (COPPA)
Our website is intended for adults seeking rental housing. We do not knowingly collect personal information from children under 13. If you believe a child has provided personal information to us, please contact us and we will promptly delete it.
12. How We Protect Information
We use reasonable administrative, technical, and physical safeguards to protect personal information against loss, misuse, and unauthorized access. No system is perfectly secure; we cannot guarantee absolute security.
